Our Leasing service begins with a property inspection and market analysis to help determine the appropriate lease rate for the property. Grand Ark Realty is always on the vanguard of rental trends and market conditions to ensure maximal rental income.

Leasing Services Provided

Advertising Your property will be advertised on the MLS, Zillow.com, Realtor.com, Trulia, Bransom Real Estate, our company website, DallasMorningnews.com, Homes.com, MSN, and many other sites for maximum exposure, all featuring full-color pictures and/or video tours. All properties will receive a yard sign and secure key box to allow property showings through Centralized Showing Service (CSS).

Showings: We will show your property to all prospective tenants using the most advanced showing system available in the industry. We complete full credit checks, employment verification, rental history checks, and income verification to ensure we approve a good tenant upfront.

Lease Agreements: All lease agreements are written and approved by the Texas Association of Realtors (TAR) and are strictly enforced by Grand Ark Realty.

Lease Negotiations: Lease terms are negotiated through our office, with all terms requiring landlord approval, without you being on the front line with the prospective tenant.

Leasing Staff: We have leasing staff available full-time to answer prospective tenant questions about the property, landlord questions, process applications received in a timely fashion, and coordinate lease negotiations between prospective tenants and landlords.

Maintenance Professionals: Our maintenance professionals are experienced, honest, and hardworking individuals who prepare your property for a new tenant. Many of our maintenance professionals have worked with us for more than a decade.

Leasing Fees: Fees are paid only after we have successfully placed a tenant in your property.
